- All Landlords MUST register each renter with Suitor
& Associates (Master Association) 30 days before the start of the lease.
Proof of renter status must be verified by providing.
- A Standard Community Rental form
- Copy of Lease with rental term and name(s) of
renters (usually just 1st page needed)
- Payment or proof of payment of appropriate fees.
- Renters will be added to the system no later than
the start date of their lease provided the information above has been
received in a timely manner.
- Renters will be sent a Permanent Access Form (to
add any guests, vendors, etc) and a Pre-Registration Form (to purchase an
automatic Access Tag for $25 if they wish to pay for one)
- Renters who do not wish to purchase an Access Tag
will need to use the guest lane and will be given a daily pass into the
Community
- Renters must abide by all Governing Documents and
Rules and Regulations set forth by Gulf Harbour Y & CC POA Inc. and the
Community Association in which they are renting.
- If you rent your unit, you (the owner) are
responsible for getting your the visitor access telephone number
(482-6998) and your PIN number to your renter, or they will be
unable to use the Automated Access system.
Master Association Rules Regarding Home Leasing
| 8.15 Leasing. No
home may be leased for a lease term of less than thirty (30) days or
greater than one (1) year. No option for the lessee to extend or renew
the lease for any additional period shall be permitted. However, a
lease may be renewed from year to year. No subleasing or assignment of
lease rights by the lessee is allowed. The maximum number of occupants
in a home shall not exceed two (2) persons per bedroom. In order to
avoid undue hardship the Board may temporarily deviate from these
provisions and grant limited exceptions under circumstances the Board
shall, in its sole discretion, deem just and appropriate. Any such
deviation or exception shall not constitute a permanent deviation or
exception and shall be strictly limited as decided by the Board. The
owner or the owner’s agent must notify the Master Association of the
names of all tenants of a leased Lot or Unit at least five (5) days
before occupancy. The Association may also require the tenants to
provide such other information and complete such forms as may be deemed
necessary by the Board of Directors. All leases shall be deemed to
incorporate all the provisions of the governing documents and an
agreement by the tenants under the lease to abide by same. The Master
Association may without further approval of the owner of the leased Lot
or Unit terminate the lease for violations of the governing documents by
the tenants, or the tenant’s family or guests and thereafter evict the
tenants from the Lot or Unit. |
